Do you know how much equity you have?

Home ownership is an investment that pays dividends over time. This week I want to talk about one of the most valuable—and sometimes overlooked—parts of that investment.

Equity Unlocked

What your home's value means right now

If you've owned your home for a few years, there's a good chance you have equity built up—the difference between what your home is worth and what you owe on it. That equity can be powerful. Some homeowners use it to fund home improvements, cover major expenses, or consolidate debt. Others tap into it to help a family member with a down payment. The key is understanding what you actually have available and what makes sense for your situation. Market shifts and mortgage changes mean your options may be different than they were a year ago. I'd like to help you figure out where you stand and what might be possible.

Let's talk about your equity and what doors it might open.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
