What your equity means for your future

One of the best parts of homeownership happens quietly—without you having to think about it. I wanted to share why it matters.

Equity Building

Your home builds wealth while you sleep

Every mortgage payment you make does two things: it covers interest and fees, but it also chips away at what you owe. That second part is equity—real ownership stake in your home. Over time, as you pay down the balance, your equity grows. It's one of the most powerful wealth-building tools available to everyday people, and you don't have to do anything special to benefit from it. The longer you stay in your home and keep making payments, the more equity you accumulate. That equity can become a resource later—whether you need to tap into it for a major expense, refinance into better terms, or simply own your home outright someday. It's worth understanding where you stand right now.

If you'd like to know how much equity you may have built, I'm happy to take a quick look.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
