When your current loan stops making sense

Your mortgage isn't permanent—it's a contract you can change. A lot of borrowers stay in their original loan longer than they should, simply because they haven't thought about what's changed since they signed. Your situation today might be different: maybe your credit has improved, or your home has gained value, or your life plans have shifted. Any of those things can open doors to a better loan structure, a different term, or a cash-out option that works for you now. The point isn't to chase every small move in rates—it's to check in with yourself and your goals every year or two, and see if staying put still makes sense.

If it's been a while since you looked at your loan, I'd be happy to walk through what your options are today.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
