Finding the right loan for your situation

Hi there. This week I want to share some thoughts on loan programs—and why choosing the right one matters more than most people realize.

Loan Programs

Which loan program fits your situation?

Not all mortgages are created equal. Depending on where you are in your financial life—whether you're a first-time buyer, have a smaller down payment, own a property with unique features, or are self-employed—different loan programs can open doors that might otherwise stay closed. Some programs offer flexibility on credit scores or down payment size. Others work better for investment properties or homes that don't fit standard molds. The right fit isn't always obvious, and it changes from person to person. That's why I spend time understanding your specific situation before recommending a path forward. If you've ever wondered whether a particular program might work for you, or if you're curious what options exist beyond conventional financing, I'd love to walk you through what could make sense.

Let's talk about which loan program might be the best match for your goals.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
