Does your credit score need a tune-up?

A Note From Rad Mortgage

This week we were able to help a family move into their first home and got them cleared to close in under 10 days! We are grateful for any referrals and would love to provide this experience for any of your family and friends!

Hi there—I wanted to circle back on something that comes up often in our conversations: how your credit really works and why it matters for your mortgage options.

Smart Borrowing

Why your credit score matters more than you think

Your credit score isn't just a number—it's one of the biggest factors that shapes your mortgage terms. A higher score can mean access to better loan programs and more favorable conditions when you're ready to borrow. The good news is that credit scores aren't fixed. If yours isn't where you want it, there are real steps you can take now to build it up over time. Even small improvements can add up to meaningful benefits when you're in the market for a home or considering a refinance. I'm always happy to walk you through what lenders look at and how your specific situation might play out.

Let's talk about your credit profile and what it means for your borrowing power.

Tip of the Week

Gift funds from family can be used toward a down payment on most loan types — your lender will need a simple gift letter.

Tips for Homeowners

VA Loans: Benefits Every Veteran Should Know

1.

VA loans require no down payment and no private mortgage insurance (PMI), making them one of the most powerful home-buying tools available to eligible veterans, active-duty service members, and surviving spouses.

2.

VA loans do require a funding fee (typically 1.25%–3.3% of the loan amount), which can be rolled into the loan. Veterans with a service-connected disability rating may be exempt from this fee.

3.

There's no VA loan limit for eligible borrowers with full entitlement — you can finance as much as a lender will approve. If you've had a prior VA loan, partial entitlement rules may apply.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Rad Mortgage team any time and we'll walk you through your options.
