It sounds counterintuitive, but rising rates can shift what you're able to afford—and sometimes that's a good thing. When rates climb, home prices often soften as fewer buyers compete. Your buying power might stretch further than it did six months ago, even if your monthly payment looks similar. The same logic works for refinancing: if you're thinking about tapping equity or consolidating debt, higher rates mean lenders are more selective, which can actually mean better terms for qualified borrowers. The takeaway: don't assume higher rates automatically mean worse news. Sometimes the market realigns in ways that open new doors.

Jumbo Loans: What They Are and How They Work

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
