Your mortgage is building wealth every month

Hello—this week I want to remind you of something powerful that's already happening with your home. Let's talk about equity and why it matters.

Equity Building

Your home is working for you every month

Every mortgage payment you make builds equity—the difference between what your home is worth and what you owe. It's one of the most powerful wealth-building tools available to homeowners, and it happens automatically. As you pay down your loan balance and your home potentially appreciates, your equity grows. This matters because that equity can become a resource down the road if you need it—whether through a home equity line of credit, a cash-out refinance, or simply as a financial cushion. The sooner you own more of your home, the more options you have. I'd love to talk through how your current loan is building equity and what that might mean for your long-term financial picture.

Let's discuss your equity and what options it might unlock for you.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
