Why your rate lock timing matters more than you think

When you're in the mortgage process, one of the biggest decisions you'll make is when to lock in your interest rate. Lock it too early and you might miss a favorable rate move. Wait too long and rates could climb, costing you thousands over the life of your loan. The truth is there's no perfect crystal ball—but understanding how rate locks work and what triggers your lender to recommend one can help you make a confident decision. I often walk clients through their timeline and market conditions to help them time that lock strategically. If you're considering a purchase or refinance, let's talk about what makes sense for your situation.

Reach out and we can discuss the right locking strategy for your timeline.

Consejo de la semana

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
