Your mortgage payment is doing more than you realize

Hi there. This week I want to talk about something that happens quietly every month—and how paying attention to it can change the way you think about your home.

Why your next payment matters more than you think

Every mortgage payment you make does two things: it covers interest, and it builds equity in your home. Early on, more of that payment goes to interest. But as time passes, the balance shifts—more of each payment chips away at what you actually owe. Understanding this rhythm helps you see the real progress you're making, even when it doesn't feel dramatic month to month. If you've been in your home for a few years, you might be surprised how much principal you've paid down. That equity is real wealth, and it opens doors—whether you want to refinance, tap into it for a major project, or simply feel more secure in what you own.

I'd be happy to walk you through your loan and show you exactly where you stand.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
