Is your loan type working for you?

Each week I share what's on my mind about mortgages, money, and the homebuying process. This week: why one-size-fits-all advice can steer you wrong.

Loan Programs

Why your neighbor's loan might not work for you

Not all mortgages are created equal—and what works great for one borrower can be a poor fit for another. Your situation is unique: your credit profile, down payment, timeline, and goals all shape which loan program makes the most sense. A thirty-year fixed rate loan, an adjustable-rate option, a jumbo mortgage, or a government-backed program each come with different trade-offs. The right choice depends on how long you plan to stay, how much risk you're comfortable with, and what your monthly budget looks like. I've seen borrowers save money and sleep better at night simply by matching their loan to their actual life plan instead of copying what worked for someone else. Let's talk about what makes sense for your situation.

If you'd like to walk through which loan type fits your goals, I'm here to help.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
