Your home is building wealth for you

There's something powerful happening every time you make a mortgage payment—and most homeowners don't think about it. I want to change that this week.

Equity Basics

What your home equity is really worth

Home equity is the difference between what your home is worth and what you still owe on your mortgage. As you make payments, that number grows. As your home's value changes, so does your equity. This matters because equity can open doors—you may be able to tap into it for home improvements, debt consolidation, or other needs through a home equity loan or line of credit. It's also a form of forced savings that many of us forget about. The best time to understand your equity position is now, not when you need the money. If you're curious where you stand, I'd be happy to walk through it with you.

Let's talk about what your equity can do for you.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
